What to include
- Booking summaries (last 12–24 months): nights booked, occupancy, ADR
- Channel statements (Airbnb/Booking.com/etc.) or PMS reports
- Reviews snapshot (overall rating + volume)
- Operating costs: cleaning, laundry, maintenance, utilities, insurance, management fees
- Compliance docs: fire safety info, gas/electrical where applicable, insurance
- Inventory / furnishings list (what’s included in the sale)
- Photos + floorplan and any unique selling points for guests
